A total remodel wasn’t completely necessary; if I were leveraging this property for sale for a client, I would have encouraged the seller to update flooring, to paint the home’s interior and exterior, and to add some curb appeal through some simple grunt work. And because I could have saved my client up to 6x the cost of having a contractor do the work by completing some of those projects myself, that $25K remodel cost I mentioned above would have been cut in thirds…putting thousands of dollars back into my client’s pockets.

For under $25K, we remodeled the kitchen, installed new flooring, replaced fixtures, repainted inside and out, remodeled the master bathroom, added features like board and batten and shiplap coverings, and improved curb appeal by extending the living space outdoors.
