These inexpensive updates (roughly a $250 project) made this new build feel more like a custom home rather than an entry-level build. Throw in some intentional landscaping and this property’s fair market value is now coming in at roughly $370/SQFT… in under a year.
So what did we do? We took a blank slate and made it completely customized by adding a focus shiplap wall in the living room right off the main entrance, instantly drawing the eyes to this unique feature. Carrying that shiplap theme into the bathrooms and installing a herringbone wall in the master bedroom.
This new build that finished construction in Fall of 2023 was priced at the top of the market ($282/SQFT). Technically, this home needed no renovations; however, while turn-key ready, the home lacked personality and felt generic.
So what if you don’t want to purchase a project home that requires a ton of renovation? Is there still a profit to be made on, say, a newer build? That answer is a resounding YES.
